Common questions

How much does junk removal cost?
Standard junk removal is priced by the volume your items occupy in the truck plus the labor to get them there. A single-item pickup is the minimum charge; a full 16 to 20 cubic yard truckload is the top of an ordinary residential job. Hoarding, estate, eviction and commercial projects are quoted as a whole scope rather than by the load. In every case you get the number before we start, and it includes labor, transport and disposal fees.
Are your estimates really free?
Yes, and they carry no obligation. On-site estimates are free nationwide. For simpler jobs you can text or email photos and we will quote from those, usually the same day.
Do you charge by the hour?
No. Hourly pricing rewards a slow crew and leaves you exposed on a job that runs long. We price the scope flat, agree it in writing, and absorb the risk if the work takes longer than we estimated.
What makes a hoarding cleanout cost more than a regular cleanout?
Three things: sorting time, crew size and disposal volume. A hoarding property has to be worked through by hand because valuables, documents, cash and medication are mixed into the material. That is slower than loading a garage. Add multi-day scheduling, PPE, and sometimes ten or more truckloads, and the scope is simply larger.
How are eviction cleanouts priced?
Per unit, flat, with a portfolio rate available for property managers who send us recurring work. The price covers arrival, photo documentation, full clear, sweep and disposal. If state law requires abandoned personal property to be inventoried and stored rather than discarded, that is quoted as a line item up front.
Is disposal included or billed separately?
Included. Landfill tipping fees, recycling fees and transfer station charges are built into the quoted price. The only items billed separately are regulated materials that carry a legally fixed disposal charge, such as tires, refrigerant-bearing appliances and certain electronics, and those are disclosed before you approve.
Do you require a deposit?
Not for ordinary residential work. Multi-day projects, commercial contracts and demolition scopes typically carry a scheduling deposit, credited against the final invoice.
What payment methods do you accept?
Major credit cards, debit, ACH and business checks. Property management companies, REO servicers and general contractors can be set up on net terms after the first job.
